How Loan EMI and Mortgage Payments Are Calculated
Understand principal, periodic interest, repayment term, amortization, and the costs omitted by a simple EMI estimate.
Gather comparable loan inputs
Use principal, annual interest rate, term, and payment frequency from the same offer. A quoted rate may not include origination fees, insurance, taxes, or adjustable-rate changes, so monthly payment alone does not show total borrowing cost.
Inspect interest over time
Amortized payments usually apply more money to interest early and more to principal later. Compare total payments and total interest, then test a shorter term or extra principal payment while checking for lender restrictions.
Allow for real lender rules
Rounding, payment dates, compounding conventions, fees, and escrow can make a lender schedule differ from a general estimate. Confirm final figures and affordability with the lender before committing.
